Shown below is a partial property survey by Spooner & Associates, completed in February, 1995, for purposes of the City of NRH taking a portion of the frontage for street and drainage improvements.  This left the property with approximately 180′ of frontage along the east side of Holiday Lane (per calls and distances shown by survey).  A new survey of the whole property should be made by prospective buyer, to  determine the usable depth of the property’s east side toward  Calloway Branch.

The map below shows portions of 5408 Holiday Lane’s eastern side with projected areas in the 100 year Flood Plain (blue), and 500 year FP (tan). Map is from the City of North Richland Hills website:  http://nrh.nexmaps.com/    It should be noted, NRH posts this  DISCLAIMER on the web page for this map: “This data has been compiled for the City of North Richland Hills. Various official and unofficial sources were used to gather this information. Every effort was made to ensure the accuracy of this data, however, no guarantee is given or implied as to the accuracy of said data.”

As a part of a due diligence effort, we recommend (1) that a prospective buyer have made a topographical survey of the property, to determine the areas suitable for his/her purposes, and (2) submit to FEMA a LOMR-F form for their assessment of the building plan.
