We recommend the services provided by David DuBois, as commercial real estate broker. He has recently represented us twice. First in the acquisition of a 253,071 square foot shopping center here in the area, and secondly, in the purchase of a vacant building formerly a Taco Bell.
Although the vacant fast food building fell into place quickly, the shopping center acquisition came about over a period of 9 months, and required him to stay on top of developments, and lobby for our interest continually. As a brief explanation, this property was a “troubled asset” which was headed for foreclosure; we chose to pursue the purchase of the note, instead of the real estate. This was a challenge, as the debt was a CMBS loan, with multiple interests. After several attempts to negotiate with the loan servicer, we were able to go from twelfth on the list of bidders, to winning the bid because of our strong cash position, and David’s close monitoring of the situation. In summary, we were pleased with the deal, and pleased with the way he represented us throughout a protracted effort.
Also this year, he has followed closely another shopping center here, which we were interested in. This property went under contract in May, shortly after we asked him to investigate it, and was tied up until this month. Although we have decided not to pursue that asset, David kept us informed of its status, and gave us the reliable pair of eyes on it that we were seeking. We believe that he recognizes the value of relationships, and consequently, plan to use him again.
Although my company does not have the portfolio of some of the major firms in Houston, I do strive and take pride in the people that I choose to do business and associate with. The timing was right as we were in the beginning stage of selling our home and relocating to Arizona.
